About Aaron Wan
I am Aaron Wan, a seasoned real estate investor with a successful career in the industry. My professional background includes working as a banker at Credit Suisse and as a Tax Consultant at PwC Singapore, which has helped to enrich my knowledge and experience in the field. I devoted two years of rigorous research before purchasing my first property, a private freehold apartment near Serangoon, for over half a million dollars at the age of 24.
In two years, I acquired another property worth $1.5 million in Prime District 9 near Orchard, which served as my marital home, demonstrating my preference for real estate investment over luxury goods.
In 2017, I invested $2.3 million in The Sea View apartment in Prime District 15, and in 2020, I seized an opportunity during the Covid-19 Circuit Breaker period to purchase my dream landed property at East Coast at a price of $1 million below its assessed value.
I expanded my portfolio in 2021 to include shophouse investments by acquiring two shophouses at Kitchener Road & Koon Seng Road. After only five months, I sold one of the shophouses, realising a four-times gain on the initial capital outlay. In the year 2022, I invested in two conserved shophouses located in prime District 7 (Bugis). By the second month of that year, I had earned a sales commission of $1 million. This accomplishment serves to reinforce my competence and experience in this field.
2023 marks the year where I invested in two more shophouses in one of my favourite districts – Prime District 15 (East Coast). On the personal sales front, I successful clocked $1 million in sales within the first five months of the year, thereby achieving millionaire status for the 7th consecutive year.
My story is a testament to the fact that success in the real estate industry is achievable through hard work, research, and strategic investment decisions. I hope that my journey inspires aspiring individuals and shows them that with proper skillsets and a chance to grow, one can achieve financial success in the real estate industry.

Our first teammate has joined us when I am still a one man show in late 2017. And since then, we have grown into a dynamic and passionate team of realtors that serve with both the heart and integrity.
Over the year, I have achieved numerous awards. In 2018, I was awarded with Top Recruiter, the Fastest Growing Team in PropNex.
I emphasize a lot on one-on-one mentoring sessions with my team members and make it a point to sit down with each of them to do some goal setting. It is important for them (and me as well) to understand their motivations and what they plan to achieve.
No two men are alike; by the same token, no two agents may share exactly the same goal. Some may wish to work towards income replacement – where they earn as much from real estate, as they did in their previous job except with more flexibility and spare time to spend with family.
Others may choose to double or even triple their income. Hence, it is crucial for me to understand my team members, so I can better equip them with the skills they need to achieve their real estate goals.
AWD has came out with unique training platform for individual to push beyond their limit. We believe in promoting holistic training sessions and ensure that we plan for individual needs in innovative ways to assist our new agent or those who feel lost in this real estate industry.

SINGAPORE (EDGEPROP) — Aaron Wan, senior group district director at PropNex, has purchased his second shophouse — a non-conservation freehold shophouse at 94B and 94C Koon Seng Road in District 15. Wan declined to reveal the price of the shophouse.

One reopening, the owner of a three-bedroom unit at The Sea View in District 15 managed to sell his property solely through virtual viewings. According to Aaron Wan, group district director at PropNex Realty and the seller’s agent, the 1,410 sq ft unit will go for $2.85 million ($2,021 psf) when the option to purchase is eventually signed.
